Privacy Policy

Effective April 28, 2026

1. Introduction

DealIntel (“DealIntel,” “we,” “us,” or “our”) provides an institutional real estate deal intelligence platform that helps approved members scan, score, and underwrite investment opportunities. This Privacy Policy explains what information we collect when you usedealintel.io (the “Service”), how we use it, and the choices you have.

By accessing or using the Service, you agree to this Privacy Policy. If you do not agree, please do not use the Service.

2. Information We Collect

We collect the minimum data we need to operate the Service. Categories include:

2.1 Account & Identity

  • Email address (required to create an account)
  • Full name (optional, used in greetings and report headers)
  • Hashed password (we never store passwords in clear text)
  • Account creation date, last login timestamp
  • Approval status, roles, and access tier

2.2 Deal & Investment Activity

  • ZIP codes and markets you scan
  • Investment intent (Fix & Flip, Rental, Development) and the budget, IRR, profit, and risk-tolerance filters you set
  • Deals you save to your Vault, comparisons you create, memorandums you generate
  • Property addresses and details you submit for analysis

2.3 Usage & Technical Data

  • Pages you visit and features you interact with
  • Device type, operating system, browser version, screen size
  • IP address (used for security, fraud prevention, and approximate location)
  • Timestamps of significant events (scans, deal opens, PDF downloads, logouts)
  • Crash and error logs

2.4 Communications

  • Messages you send to support
  • Email open / click events for transactional and product update emails
  • Preferences for emails you have opted in or out of

2.5 Payment Data

If you purchase a paid tier, payment is processed by our payment processor. We receive a confirmation, the last four digits of the card, the brand, and the billing country. We never see or store your full card number or CVV.

3. How We Use Your Information

  • Operate, maintain, and secure the Service
  • Authenticate you, enforce access tiers, and prevent abuse
  • Run market scans, score deals, and generate analytical outputs you request
  • Send transactional emails (verification, password reset, receipts) and, if you opt in, product updates
  • Improve the Service: identify bugs, measure feature usage, and prioritize roadmap work
  • Comply with legal obligations and respond to lawful requests

We do not sell your personal information. We do not use your deal activity to make hiring, lending, or insurance decisions about you.

4. Third-Party Service Providers

We rely on a small number of trusted vendors to run the Service. Each receives only the data needed for their function:

  • Hosting & content delivery: our application infrastructure provider serves the Service over HTTPS.
  • Real-estate data: Mashvisor (and similar MLS aggregators) supply listing, comparable, and rental data we analyze.
  • AI analysis: Anthropic (the Claude API) and OpenAI process the listing data we send so that DealIntel can produce summaries, deal verdicts, and renovation guidance. We do not send your name, email, or payment data to these providers.
  • Email delivery: a transactional email provider sends verification, password-reset, receipt, and product update emails on our behalf.
  • Analytics: aggregated usage analytics that help us understand how the Service is used. We never link analytics events to your real-world identity beyond a hashed user ID.
  • Payments: a PCI-compliant payment processor handles all card data.
  • Customer support tools: when you email us, our help-desk software receives the message and your email address.

All providers are bound by data-protection terms that limit them to processing data only to deliver their service to DealIntel.

5. Cookies & Similar Technologies

We use a small number of cookies and equivalent storage mechanisms:

  • Session cookies that keep you logged in.
  • Security cookies that detect tampering and CSRF.
  • Local storage entries that remember UI preferences (e.g., recently scanned ZIPs, dismissed install prompts).
  • Analytics cookies for anonymous usage measurement.

You can clear cookies and local storage at any time through your browser settings. Doing so will log you out and reset preferences.

6. Data Retention

We keep account and deal-activity data for as long as your account is active. If you delete your account, we delete your personal data within 30 days, except where we are required to keep records (for example, tax or audit obligations on past payments). Aggregated, de-identified analytics may be retained indefinitely.

7. Security

We protect data in transit with TLS, hash passwords with modern algorithms, isolate production secrets, and follow least-privilege access for our staff. No system is perfectly secure, and we cannot guarantee absolute security. We will notify affected users without undue delay if we discover a breach that materially impacts their data.

8. Your Rights

Subject to applicable law, you may:

  • Access — request a copy of the personal data we hold about you.
  • Correct — ask us to fix inaccurate data.
  • Delete — ask us to delete your account and associated data.
  • Portability — receive an export of your data in a machine-readable format.
  • Object — opt out of non-essential processing such as marketing emails.

To exercise any of these rights, email privacy@dealintel.io. We will respond within 30 days.

9. Children

DealIntel is intended for accredited investors and approved members and is not directed at children under 18. We do not knowingly collect data from children. If you believe we have, contact us and we will delete it.

10. International Users

DealIntel is operated from the United States. If you access the Service from outside the U.S., you understand that your data may be transferred to and processed in the U.S. and other countries where our service providers operate. Where required, we use standard contractual clauses to safeguard cross-border transfers.

11. Changes to This Policy

We may update this Privacy Policy from time to time. When we make material changes, we will post the new effective date at the top of this page and, if appropriate, notify you by email. Continued use of the Service after a change means you accept the updated policy.
